Fall 2013 Real Estate Executive Insights Speakers Announced

The Real Estate Executive Insight Series invites speakers from the real estate industry to provide valuable information and discussion about hot topics and current trends. This is a free program and is open to the public. Attendees who are interested in the MS Degree in Real Estate program are encouraged to participate in an optional class visit following the speaking presentation. Registration is required.

St. Paul Post Office Apartment Conversion Project
Speaker: Jim Stolpestad, Exeter Realty

Jim Stolpestad of Exeter Realty Company will discuss the St. Paul Post Office apartment conversion project, the history of the project’s development and its progress. The 17-story central post office building is located on Kellogg Boulevard in downtown St. Paul. Exter plans to covert the building into 250 units of market-rate apartments overlooking the Mississippi River.

Exeter Realty Group develops and manages new office, retail, housing and mixed-use projects, as well as tax credit-driven historic and other office, retail and housing rehab projects. Projects are located in stable or emerging urban neighborhoods of the Twin Cities.

This program has been approved for one hour of real estate agent/broker continuing education credit through the Minnesota Department of Commerce.

Downtown East Development Project

Rick Collins of Ryan Companies will discuss current development projects, including the Downtown East development project surrounding the new Vikings stadium, as well as the challenges and opportunities in the development of commercial real estate. The Downtown East mixed-use development and three-block urban park/plaza consists of 1 million square feet of office space in two, 20-story office buildings with the capacity for more than 5,000 employees; 40,000 square feet of retail space on both street level and in the skyway; and 300 residential units.

Ryan Companies is a full-service commercial real estate firm with expertise in development, architecture & engineering, capital markets, construction and real estate management.

MSP Business Journal Hands Out 14th Annual “Best in Real Estate” Awards

The Minneapolis-St. Paul Business Journal gave it out its annual Best in Real Estate awards last week. The awards honor the best Twin Cities real estate projects in a variety of categories. Here’s a look at some of the winners in select categories. For the full list of awards and nominees, check out the Biz Journal website.

222 Hennepin won of Best Mixed-Use Urban project as well as the overall award for best project of the year. The project is being developed by The Excelsior Group and Ryan Cos. and will feature 286 luxury apartments and a Whole Foods grocery store.

Dominium’s Schmidt’s Artist Lofts won Best Adaptive Reuse – Multifamily project. Dominium will renovate the former brewery in St. Paul’s West 7th neighborhood into 247 artist lofts with community art studios and performance spaces.

Advertising agency Mono won for Best Commercial Interior Renovation for their office space in MoZaic in Uptown Minneapolis. AWH Architects designed the space to meet Mono’s need for bright, open, collaborative space.

The University of Minnesota’s 17th Avenue Residence Hall won Best Student Housing Development. The $63 million building will have room for 600 beds and is being built by Mortenson Construction.

Sherman Associates’ Longfellow Station won for Best Affordable Multifamily development. The under-construction infill project will feature 180 affordable apartments and 10,000 s.f. of retail space across the street from the 38th Street Station on the Hiawatha Light Rail line.

Ryan Companies’ Collin Barr reveals Jaguar site plan and market insights

On Tuesday night Collin Barr shared words of wisdom with a receptive audience of local commercial real estate graduate students and industry leaders. Leading up to his current position with Ryan Companies, Barr shared stories of triumph and tragedy during his early career which started at IBM and lead him to Trammel Crow, CRESA Partners, and finally Caribou coffee, where he traveled frequently directing the development of new stores. “It was all worth it,” notes Barr, as he now oversees the Midwest region of Ryan Companies, a firm that has excelled despite a historic decline in local construction projects.

Ryan Companies’ business model focuses on “Integrated Project Delivery” meaning that they offer every service a commercial real estate client may require – from design-build to capital funding to real estate management, and many technical and professional services in between. While Ryan previously dominated the construction market for high-end office and industrial uses, they have now branched out into other market sectors including multifamily, senior living, data centers, and distribution centers in Canada. In fact, Ryan is currently developing three distribution centers for Target in Canada. Barr notes that the development process in Canada is strikingly similar to that of the U.S. “Had we known it was so similar,” says Barr, “we probably would have started working in Canada sooner.”

The topic on everyone’s minds – what will become of the former Jaguar site at Hennepin Avenue and Washington Avenue was addressed as Barr revealed plans for Ryan’s upcoming mixed-use project. 222 Hennepin Avenue received approval from the city planning commission on Monday and will become fully entitled within three weeks. Ryan will begin construction in December on the project which is slated to include 283 market rate units at rents of $2.00 per square foot. A grocery store will anchor the first floor of the building and units should be ready for move in by spring of 2013. Barr stated that demand for multifamily has been fierce; in fact, Ryan has received offers to purchase the project upon completion at low cap rates in the range of 5%. While some city council members wanted to see a high rise on the site, Barr explained that construction costs for a tower would require rents of $2.50 per square foot, which he does not believe the market can support. The Minnesota Real Estate Hall of Fame was established by the Shenehon Center for Real Estate at the University of St. Thomas Opus College of Business to honor leaders in the local real estate community. As we begin taking nominations for the 2011 Minnesota Real Estate Hall of Fame, we wanted to introduce you to the esteemed group of current Minnesota Hall of Fame members. Meet Jim Ryan, 2010 Minnesota Real Estate Hall of Fame Inductee.

Jim Ryan (1942-2009)
Mr. James R. Ryan helped transform his family’s Minnesota-based construction business into one of the nation’s leading real estate design-build development firms. His first job was in the eighth grade working in his grandfather’s lumberyard, and he never worked anywhere other than Ryan Companies. He became a project manager for the company in 1965 and, nearly 25 years later, he took over as CEO in 1989. Continue Reading
