Jean Kane will be discussing the current state of the commercial real estate market in the Twin Cities.  She is familiar with all commercial product types and she will be sharing her insights around where she feels that the commercial markets are headed as the economy climbs out of the recession.

Steven Schachtman will be talking about the multi-family market from the perspective both an owner and a property manager.  He will be discussing the current trends in the apartment markets as well as which sub-markets are booming and which are struggling.  He will also examine the challenges facing property managers in today’s rental market.

Tom Crowley will be talking about financing commercial real estate in today’s market.  How have the capital markets changed?  How are deals getting financed today?  Tom will give his insight as to where the capital markets are now and where they are likely to go from here

            Topic:  Office Industrial Development/Acquisitions

 Greg Miller will be sharing his knowledge and background in office/industrial development in the Twin cities area.  He will talk about several of the major projects they have done in the past and the projects they are working on now.  Greg has an extensive track record in the office/industrial market and he will be examining where he thinks the opportunities will be found in the future.

Scott Tankenoff will be discussing commercial real estate development in general and some of Hillcrest Development’s recent renovation projects.  He will be talking about how development deals are getting done in today’s market conditions and what kind of projects are likely to be able move forward in the current challenging real estate climate.

Shenehon Center for Real Estate Presents the “Advanced Certificate in Commercial Real Estate Finance and Investment”

NY OFFICE VACANCIESThe Shenehon Center for Real Estate at the University of St Thomas has created the Advanced Certificate in Commercial Real Estate Finance and Investment.  This program is designed for real estate professionals who want to upgrade their skills, for people who are considering commercial real estate as a career, and for people who want to know more about investing in income producing real estate.  The program will begin September on Tuesday September 14th and meet weekly on Tuesday evenings from 6:00 to 9:00 at the UST Minneapolis campus.  The program consists of 6 five week segments as follows:    
                                                                                                     
Legal Aspects of Real Estate & Governmental Controls 
Sept 14 – Oct 12      

This program teaches students the principles of real property law, as well as when and how to utilize the legal system. It reviews the contracts and issues that arise in the course of development, ownership and operations, including ethical considerations, and examines the roles, rights, obligations and liabilities of the major parties involved in transactions.     Topics to be covered: Property rights, forms of ownership, contracts, listing agreements, agency, brokerage issues, deeds, titles, leases, zoning, entitlements, and eminent domain.

 Valuation
Oct 19 – Nov 16   

This program provides an introduction to the income, market, and cost approaches with extensive treatment of the highest and best use concept and applications of discounted cash flow, income capitalization, and residual techniques. It emphasizes investment, risk, and lease valuation models and looks at their role in providing essential income and cash flow measurements used in arriving at sound value based decisions.    Topics to be covered: Commercial appraisal principles and techniques, including sales comparison, cost and income approaches to value, highest and best use analysis, gross rent multiplier analysis, neighborhood and site analysis; valuation of income properties including market cost and income approaches to value; capitalization theory and techniques, mortgage-equity analysis, leasehold valuation, and investment value concepts.
